The recent release of the Public Offering Statement for the Villas at Disneyland Hotel has revealed that Disney plans to levy usage restrictions on resale buyers of these new contracts, similar to the usage restrictions in place for resales of Disney’s Riviera Resort contracts.
Resale Usage Restrictions For Riviera Resort & Villas At Disneyland Hotel
Resale buyers who purchase at any of Disney’s original 14 resorts receive the same usability as direct buyers for banking, borrowing and using points at these resorts. Resale buyers who purchase at the Riviera resort are limited to using their points at the Riviera Resort only. Now it has been revealed that resale buyers of Villas at Disneyland Hotel contracts will be subject to these same restrictions as both Riviera Resort & Villas At Disneyland Hotel will be considered “Restricted Resorts”.
Club Members who purchase an Ownership Interest in one of the Restricted Resorts from a third party other than directly from Disney Vacation Development, Inc. (“DVD”), the developer of the Restricted Resorts, or other seller approved by DVD, are not permitted to convert their Home Resort Vacation Points at a Restricted Resort related to that Ownership Interest to DVC Vacation Points for the purpose of reserving Vacation Homes at any other DVC Resort, including any future DVC Resorts through the DVC Reservation Component.
Public Offering StatementResale Owners At Non-Restricted Resorts
It is also stated elsewhere in the Public Offering Statement that owners of resale DVC points for any of the 14 non-restricted resorts would not be eligible to use their DVC points to book any restricted resort, which currently includes both Riviera Resort & Villas At Disneyland Hotel.
- Resale points owned at Riviera Resort can only be used to book at Riviera Resort
- Resale points owned at the Villas at Disneyland Hotel can only be used to book at the Villas at Disneyland Hotel
- Resale points owned at any of the other 14 resorts cannot be used to book at Riviera Resort or Villas At Disneyland Hotel
All owners are also eligible to use their points through Interval International’s exchange program that offers a vast network thousands of resorts in over 80 countries.
Reservations For Eligible DVC Members Begin Soon
Although some resale buyers will not be eligible to use their DVC points to book the new Villas at Disneyland Hotel property, many owners that have been grandfathered in, or simply purchased directly from Disney will be able to start making reservations soon.

Transient Occupancy Tax
When booking a vacation at Villas at Disneyland Hotel, it’s important to take into account the Transient Occupancy Tax (TOT), which will be charged per-point for each reservation that is made. For stays in 2023, an estimated additional charge of roughly $2.73 per point will be incurred. This tax is paid by any owner who books a reservation at this resort, even if they own at a different home resort.

The 1 Bedroom Villas will accommodate up to 5 guests, and the 2 Bedroom Villas will accommodate up to 9 guests. Rooms will feature either a “Fantasia” or “The Princess and the Frog” theming. Both 1 & 2 Bedroom villas will offer guests in-suite washers and dryers as well as a full kitchen.
Three Bedroom Grand Villas At Disneyland Hotel
The 3 Bedroom Grand Villas look quite impressive, boasting a multi-level layout that offers a dining area, full kitchen, spiral staircase, washer & dryer, fireplace, and multiple private balconies. These rooms will feature a theming that borrows elements from Disney’s films such as “Bambi”, “Frozen”, and “Moana”.
