Development will be led by New York-based Tidal Real Estate Partners, which acquired the two-parcel, 1.15-acre property in December 2021 for $29.25 million, reportedly setting a local per-acre record.

The building, designed by Nashville-based ESa, will feature an exterior composed primarily of glass, concrete, and aluminum. The structure is expected to rise to about 180 feet, after Tidal petitioned the Metro Board of Zoning for additional height allowances.

Unlike many Marriott Vacation Club properties, this resort is being developed by a third-party company. Marriott will officially acquire the property once it is completed and ready to open in 2027.
