A biennial timeshare offers its owner usage of their timeshare every other year. Biennial timeshare ownerships can feature either an odd or even year usage pattern that is written into the deed of the ownership and can not be changed at a later date.
Even Year Usage
A timeshare that features Even Year Usage, can be used in years ending in an even number; 0, 2, 4, 6, or 8.
Odd Year Usage
A timeshare that features Odd Year Usage, can be used in years ending in an odd number; 1, 3, 5, 7, or 9.
Maintenance Fees For Biennial Timeshares
Just like all timeshares, owners of biennial timeshares will be responsible to pay maintenance fees. Different developers have specific rules for what owners are required to pay, but generally, you will only pay maintenance fees and property taxes for the years you are able to use your timeshare to travel.
Hilton Grand Vacations
For Hilton Grand Vacations (HGV) biennial contracts, you only pay maintenance fees and property taxes every other year, on the year you are awarded your points, but owners will pay HGV club dues every year. Owners of more than one contract with Hilton Grand Vacations will only pay one annual club fee, regardless of owning multiple contracts that may carry differing home resorts.
Marriott Vacation Club
For Marriott Vacations Club biennial contracts (Legacy Week only), owners will pay one half of their total maintenance fees and property taxes each year.
No biennial contracts exist for Marriott Vacations Club points-based contracts.
Vistana Signature Experiences
Vistana timeshares such as Westin, Sheraton, or Vistana branded ownerships do offer biennial contracts, owners will only pay maintenance fees and property taxes every other year, on the year they are deeded for.
Disney Vacation Club
Disney Vacation Club does not offer biennial contracts.
